What is transactional funding?
Transactional funding is a short-term, hard money loan that allows a wholesaler or investor to purchase a property without using any of their own funds. They are also sometimes referred to as flash funding, same-day funding, or ABC funding. Lenders provide up to 100% of the necessary financing, if the borrower has another end buyer under contract to purchase the property within a short time frame.
What are the eligibility requirements?
There are only two requirements to qualify for transactional lending with Loan Ranger Capital:
- A signed and executed contract proving there is an end buyer waiting
- A Lender Title Insurance Policy
We do not run credit or background checks. We do not ask for tax returns or other financial documents.
What are your fees?
There is a very competitive loan fee of 2 to 3 points, and a document of $595. Loan Ranger does not charge application fees or other junk fees.
